Good representation is priceless, but it is not without its costs. One of the factors many people use in choosing who will represent them in the largest and likely most complicated financial transaction they have been involved in up to now is: how much will it cost.  In a competitive business environment such as the one we find ourselves in here in Southern California, I can represent you in your real estate transaction for as little as 2% of the sales price in a residential property transaction. Yes, while some other agents charge more (up to six percent or even more of the sales price), you can get our professional real estate services for as little as two percent, and you will get great real estate service!

Let me give you an example of how this can work for you.

Let us suppose that you are a buyer of real estate and you of course would want professional representation in finding and buying a home. There are more and more homes on the market recently, and you see some that fit your criteria and we find one that you would like to purchase, let's say for $500,000. Of course in this market this is a fairly modest home, but it is a round number and you can make an adjustment easily up or down to meet your requirements. Right now the vast majority of the market and other Realtors are offering either 2 1/2% or 3% as selling office commission. However, by working with me under a buyer's agent and exclusive right to represent agreement I will represent you for only 2% of the purchase price. What happens with that other 1/2 percent, you ask? That is credited to you in escrow for your non-recurring closing costs. A half percent on a $500,000 purchase price is $2,500, which is a substantial amount of money, and when buying a home, can make a substantial dent in escrow, title, loan fees, and other costs to purchase. Of course the difference could be 1% (or even more!), which on a $500,000 purchase could be a $5,000 credit to you, the buyer for non-recurring closing costs. Would that be a help to you in purchasing a home? Of course it would!!

The reality of the market is the compensation for the selling office commission is on the rise generally, and can be 3%, 3 1/2%, 4% or even more, with various other incentives offered for the Realtor. When you hire me with an exclusive right to represent agreement, all that excess over 2% gets credited to you in escrow per our agreement. The benefit to you is obvious. The benefit to me is more people will want me to represent them.

The other benefit to buyers is that it expands our pool of homes that I can show you, if only slightly. Over 95% of the homes on the market offer selling office compensation if I bring the buyer to the property. There are a few homes that do not, and these homes are often referred to as FSBOs (although many FSBOs do offer compensation). With a buyer's agreement between between you, the buyer, and I , I can concentrate on getting you the perfect home and not worry about how I'm going to get paid for my efforts. Again, this works to your benefit as well as mine.

As a seller, wouldn't you like representation at 2%?

Given that commission charged is often well above that, I would guess that yes, you would. As a seller the situation is a bit more complicated than the buyer example above, and we really need a sit-down interview to explain the details of the program.
