My name is Ray Kutylo (pronounced kuh-TIE-low), and I will be your primary point of contact throughout our real estate transaction. Even if you have no plans in the next year or so to buy or sell real estate, I would like to be the Realtor you call and refer when your friends, family, and associates need professional real estate services.

If just putting a home on the market or finding a home for the buyer was the primary activity of a Realtor, this business would be too easy. However, those in the know understand that often the real work begins when an offer is written, with negotiations hopefully ending in an agreement of the parties, followed by the rigorous detail work through the inspection, loan and escrow process, culminating in a successfully closed escrow. This underappreciated process is really where Realtors earn their money. Fortunately for you, I am very diligent and skilled in these critical areas. If there is one area of legitimate concern and criticism that the public has of Realtors, it is a lack of skill and attention in the details leading to a closed escrow. But the Realtor doesn't do all the work here, it is really a partnership between the SCV Home Team and the parties in the transaction that make it all come together.
I have only two expectations of my clients: complete loyalty and honesty. In return, you will be given service second to none and rewarded with positive results. Period. While I think the majority of the people appreciate and understand how this works well for all of us there are those few who just can't imagine it. For some other people getting real estate information is something of a spectator sport or a hobby. We are happy to provide the information on the website and there is a lot there including detailed property searches, but please don't ask us to cart you all over creation to see homes because you want decorator ideas or when we find a home for you, you then decide to buy it through your second cousin Edna. For every hour in time spent showing homes, there are four hours of preparation time, on average. We appreciate the loyalty and the honesty of our clients and they get the very best we have to offer and we will spend however much time it takes; but the time we waste with non-clients could be better spent doing anything else, including golfing or swimming or spending time with our families and friends, or giving our real clients even better service. And our real clients deserve and receive our full professional attention.
I work as a Realtor full-time, and have a particular expertise in working with move-up sellers and buyers, contractors and service professionals, public service professionals, 1031/Starker TDX transactions, distress situations such as divorce, short sales/pre-foreclosure, and working with banks with their REOs. My clients range from just regular folks and families to senior clients to first time home buyers. I was first licensed in real estate sales in 1986. I have seen a lot of different markets for real estate since then, and we are in an extraordinary one right now. If you are a prospective seller, either as an owner-occupied seller or as an investor, the opportunity to use your equity to move up or move out is very attractive right now as long as you are realistic about the market. As a buyer, whether a move-up buyer, a consolidation buyer, or a first-time buyer, I hope you aren't waiting for lower interest rates or home prices. The time to act is right now. Whether you are a buyer or a seller, this changing market is now pretty balanced and rational. It's a good time to take action before interest rates move higher and few really expect additional home price declines in our local market area. There are some great deals out there as the market stabilizes, which it appears to be in the process of doing right now. I have had specialized and intensive training in handling the intricacies of this market, including the distress situations presented by loan modifications, short sales, and foreclosures.

You have lots of choices when it comes to choosing a Realtor. Do you want it straight and direct? Most of them will do a reasonably competent job to get your home sold or to help you find and buy a home. The vast majority of them are friendly and likeable. They have to be and they are... after all this is a people business. Will they get you the best price when you are selling? Some seem more concerned with getting your home 'Sold in ONE Day!' or exercising their skill in high-pressure sales tactics on you rather than getting your home sold at the best price and terms for you. If you are buying wouldn't you like an agent who will show you the homes most suited for you regardless of which real estate company lists the house? [Say yes!] Some of the agents are a lot of flash without a lot of substance, depending on you underpricing your home or hoping some fool comes down the road. Some just want an ego boost of getting their sign in your front yard and will 'buy the listing' or accept the listing for more than the market will bear, depending on their skills to get you to lower the price, hounding you even before the ink is dry on the listing agreement. For too many buyers or sellers, some agents hand your transaction off to assistants and once they get a signature from you that may be the last time you hear from them directly. A few are bad actors who get the kind of headlines and have the kind of reputation you really wouldn't like to have.
Basically, I tend to under-promise, and then over-deliver, plus most of the problems that pop up in real estate transactions my clients never experience or hear about because I'm good at this. You will hear from me my honest opinions, which may seem inconvenient or uncomfortable now and then, but you can count on me to treat you with respect and do a great job for you.
