We will begin at our first meeting, where we will get to know each other better and determine our common goals.   • SELLER DISCLOSURES GIVEN TO BUYER
  • TERMITE REPORT & COMPLETION
  • BUYER APPLIES FOR LOAN
  • COORDINATE INSPECTIONS THAT BUYER PERFORMS
  • NEGOTIATE REPAIR ISSUES IF NEEDED
  • TIMELY REMOVAL OF CONTINGENCIES
  • LENDER CHECKS BUYER
  • LENDER APPRAISAL OF THE PROPERTY
  • BUYER PACKAGE TO LOAN COMMITTEE
  • BUYER OBTAINS LOAN APPROVAL (OR IS REJECTED)
  • REVIEW DOCUMENTS FOR REGULATORY COMPLIANCE
  • COORDINATE CLOSING AND MOVE-IN DATES FOR PARTIES' CONVENIENCE
  • BUYER DEPOSITS DOWN PAYMENTS & CLOSING COSTS IN ESCROW, SIGNS LOAN DOCUMENTS
  • LENDER FUNDS NEW LOAN
  • TITLE COMPANY RECORDS DEED & OTHER DOCUMENTS
  • ESCROW CLOSES
  • BUYER OWNS PROPERTY & SELLER RECEIVES NET PROCEEDS
  • EVERYBODY MOVES

Presented this way, it all looks rather simple, doesnt it? If only it was so! Basically, I tend to under-promise and then over-deliver. There is a lot more to selling real estate than most people think.
