1. It all begins with your call to schedule an inspection. At that time the price for services will be given, which is determined by the property square footage, year built, pool or spa and other features, and property location. Most of the time the inspection appointment can be arranged around the parties' needs. Weekend appointments are available.
2. The inspector, the buyer, and the selling Realtor arrive at the property. The inspector explains what is going to take place, and asks about any special conditions or requests. The Buyer is given the Standard Inspection Agreement describing the scope of services to read and sign. Payment is made at this time.
3. The inspector makes a quick assessment of the property to determine the best sequence for the inspection relative to the specific features of the property.
4. The actual inspection takes place with the Buyer ideally present for the duration of the inspection. The inspection involves visually examining many systems and components unless otherwise excluded by the ASHI and CREIA Standards of Practice. The inspector will call the buyer over to see findings from time-to-time during the course of the inspection.
5. A final assessment of the property is conducted and the inspector discusses key findings and addresses any questions the buyer may have.
6. The inspector leaves the property and prepares and reviews the narrative report, incorporating digital color photos as needed to illustrate inspection findings.
7. The Buyer receives the systematized, state-of-the-art, computer-assisted inspection report within 24 hours (in most cases). The hard copy of the report to the Buyer will also include a 96 page manual "How to Operate Your Home". The report will also be posted online and sent to the buyer via email.
8. The Realtors also receive a copy of the report by email and/or posting on the Internet. |
